Tiled roofing and roof tile replacement
Concrete interlocking tile is everywhere in Addlestone. A lot of it went on in the 1960s and 70s and is now at the end of its working life. The tile itself rarely cracks in one dramatic moment. It softens, the surface breaks down, and by the time water is coming through the covering has usually been finished for a while. That is why we look at the whole slope, not just the tile above the damp patch.

Grit in the gutter usually means a tired roof
Concrete tiles from the 1960s and 70s go porous and start shedding grit into the guttering long before they actually leak. That is why a lot of Addlestone jobs begin as a gutter complaint and turn out to be a worn covering. New roofs on Addlestone houses
A new roof is a big spend, so it is worth understanding what you are buying. We strip the old covering, take away the rubbish, check every rafter and batten and replace anything soft, then re-felt, re-batten and tile. On older properties we usually find the original felt has torn at the eaves, which is why the fascia and the ends of the rafters have started to go.

Guttering does more for a house than people give it credit for. Flat roofing for garages and rear extensions

Once felt blisters, splits or lifts at the upstand, the deck underneath is usually taking water too, so we lift a corner and look before quoting rather than guessing.

Flexitec can go over most existing surfaces where the deck is sound, while GRProof is classic fibreglass laid on a new deck. Chimney repairs and leadwork
Chimneys take more weather than any other part of the roof and they are usually the last thing anyone looks at. Old lime mortar washes out of the joints, the flaunching around the pots cracks, and the lead flashing where the stack meets the tiles lifts away from the brickwork. Any one of those will send water down inside the house.
We repoint stacks, renew flaunching, replace stepped and soaker flashings in proper lead, fit cowls and caps, and take down or rebuild stacks that are no longer safe. If a chimney is redundant we can remove it and make the roof good over the top. Leadwork around valleys and abutments is part of the same trade and we do it all ourselves.

Worth checking before you call
Have a look in your gutters and at the ground below the eaves. Loose grit, a build up of moss, or streaks of green on the wall under a joint all point at something that needs attention. Take a photo of any damp patch inside and note when it appears, whether it is only in driving rain or after every downpour. It genuinely helps us find the cause faster.

We repair single tiles all the time and we would always rather save you money where the rest of the covering is sound. The honest answer depends on the condition of the roof as a whole. If the tiles around the broken one are porous and crumbling, replacing one is a temporary fix. Grant will tell you which situation you are in before you commit to anything.
A typical single garage is usually a day or two, depending on the system and the state of the deck. If the old felt has been leaking for a while the boards underneath often need replacing, which adds time. We check that before quoting rather than discovering it halfway through, so the price you are given is the price you pay unless something changes.
